Just Letting lets us down AGAIN

I hired Just Letting to fully manage my property ; they allowed the rates to accrue for 3 years to the amount of R10 000 leaving my new tenants without electricity for 5 days while I battled to get the situation resolved. The owner refused to meet with me & told the (incompenent) manager to deal with it; I racked up huge phonebills while my calls & emails went largely unacknowledged, Promises to call back & resolve things were unfilfulled & JL insisted that as they'd recently bought the business they were not to blame (they also managed to 'misplace' the Procurement Agreement (our contract)). Once I settled the matter at great expense & stress, I requested on 3 separate occassions that the rates & the new payment plan installments would be paid by JL (as per my contract) & to be sent confirmation that this would happen. I followed the 3rd request with an email stating the same; as before my requests were not met-I got no confirmation despite assurances that JL would pay the above monthly. JL did not pay either-I am now left with an accrued rates bill, my tenants are without electricity & JL is again denying responsibilty, the owner unavail as I make unanswered calls etc. Unacceptable
