Used Snymans Incorporated Attorneys (Stephen Smith) to do the transfer on a piece of land we purchased. Sellers choice. I have had to constantly contact this attorney to get updates and the transfer has taken exceptionally long. Smith furnished me with incorrect rates figures and even though I queried why he wanted me to pay a years rates in advance - he told me it was basically my problem and that's what the rates department want and that I must just pay it or I am delaying. I told him to query it - which he did and it came back that they rates department had made a mistake and now he says I must sort this out with the rates department. I then got an email confirming rates clearance certificate received. I have requested a copy of this four times as well as his correspondent attorneys details so I can follow up. He has now refused to give me the requested copy until after registration of transfer - however - I cannot pay the balance of purchase price until I have viewed the rates clearance certificate. How can one get this type of service from an attorney whose fees have already been paid. This is like pulling teeth!
