Refund supplied but no detail on breakdown

Transfer went through on my property on 21 June 2013. I received my money from the conveyancers and it was substantially lower than I calculated. I contacted the call centre that Friday and was told there is nothing they could do and was referred back to the conveyancer. I then tried again on 1 July after 30 minutes on the phone I was transferred to the cancellation team who assured me I would receive a refund today and that someone would contact me with a detailed breakdown.

After not receiving a call at 14:00 I called the call centre again and was told home loan cancellations do not take phone calls. After sitting on hold for 10 minutes the phone was dropped in my ear.

I received a refund last night but the amount is still 10k less than expected. Can someone provide me a detailed breakdown of how the refund was calculated. As I believe a 10k cancellation fee is far too expensive.
