Outstanding rent, water bills and damage to house

Our property is managed by PGP, Gordon's Bay. (last tenant) moved out without paying the final month's rent or settling the water bill and without repairing the damage done by him and family. Damage which amounts to /- R30 000; water bills are in arrears of /- R3000. We questioned the apparent mismanagement; PGP referred us to their mandate and that they cannot be held responsible; we should take the matter up with the Rental Tribunal and Small Claims Court. Carrie Nel the rental agent conducted an exit inspection and reported minor snags. We discovered the true extent of damage when the new tenants moved in and complained; shocking, the total opposite of what was reported to us. This could have been avoided had she done her job. She never followed up on late rent, we had to remind her. The outstanding water bills cover a period of more than two months. We sent her the bills monthly; logical conclusion is that she never forwarded it to the tenant nor ensured that he paid. PGP "hides" behind their mandate. Carrie failed to communicate honestly and neglected her duties. We paid PGP in good faith; in return we received no support.
