Certain certification regulations would ensure that my new house met with set standards and I would not be buying a 'problem' house.
This is what property specialists will tell you but its not entirley true. In my experience the following is true.
* The estate agent does NOT meet you at the property when you take transfer.
* The 4 months of degradation between viewing the property and the transfer date is your problem.
* If the seller says the roof is fine and you find a bucket full of water in the roof under a leak, that is your problem.
* Transfer taking place WITHOUT a gas, electrical and plumbing certificate IS possible unlike the 1000's of other estate agents telling you otherwise.
* Throwing an 'addendum' in your face reflecting a 'perfect' house inspection when on transfer the electritians had to come out to replace a geyser element and faulty wiring along with numerous water leaks is acceptable.
* When advertised as 'includes sattelite dish and rain water storage tank' - ensure they are connected and attached.
There arent enough characters left for the other o/s items I have with Rawson SW, Rowen & Pullen and Brian Hayward. First time home ownership has been RUINED!
