Hi, Wanted to purchase a property called Rosa Royale built by this developer, but due to their attitude walked away from this. The property initially looks very nice, but a word of warning as below.
1. They complex only has pre-paid electricity meters - which they claim is cheaper, but is really more expensive from normal electricity.
2. Ask them who manages they pre-paid electricity meters, for every pre-paid voucher the management company gets their cut on pre-paid electricity
3. On the offer to purchase agreement, they basically want you to sign away your consumer protection rights and buy the property with patent and latent detects, even when it is not built yet, basically voetstoots, which is totally not right and they make a condition of signing the contract. They say the property is covered by a NHBRC warranty, but this only covers the physical walls and roof of the building and not finishing, tiles, bath amenities etc...
Be warned, and question things, do not sign contracts blindly or you may be in a difficult situation.
People like this (Chinese Developer) think they can make a quick buck and bypass country laws.
