I acted as 'investor' for 3 properties. My decision to act as investor was solemnly made on the following terms and conditions made by the 'agent' - I will receive R20 000 investor commission on each transaction on the day the bond is registered in my name; 6 month's rent and 12 months property tax, as well as R30 000 for re-registration on each property will be kept in a trust fund at an attorney firm. Should the tenants pay late or don't pay at all, all the money will be made available immediately to assist me with the payment of the bond instalment; A deed of lease will be done by Rentmeester which will be signed when the property is registered in my name. Rentmeester will have a policy that will pay out 3 month's rent should the tenants fail to pay, and this policy will also cover the eviction costs; All 3 bonds will not be for the full market value of the property
My problem - Not all 'promises' were kept by the 'agent', and now I'm in a terrible financial dilemma, and the the 'agent' just say she's sorry, she can't assist me because all her files are with the 'auditor'...
