We have been leasing a property for 4 years and when we first moved in, spent quite a bit of money on making the premises livable and safe - the house was flea infested and we had to fumigate out of our own pockets using pest control (a doom fogger did not work). We also installed our own gates for our safety. The owner of the property was never willing to meet us half way in terms of these upfront costs and we felt that he would benefit if we left the gates which is what we had planned to do. On moving out we had cleaned the place and left both the front and patio gates for the owners benefit. You would think that the property agent would have your best interest at heart - after all we had never defaulted on our rent. All they were concerned about was that we had not painted the house - it didn't even need a paint. They insisted they would take it from our deposit. This property agent will do what they can to keep your deposit from you. They don't have the tenants best interest at heart but rather that of the owner. When doing the inspection, they agreed they would get the owner to cover half the cost and soon changed their story. Very disappointing
