We put in an offer on a town house on the 14th April 2013. The offer was accepted within 24 hours and the seller relocated to Austrailia before transfer took place, abandinging the house. The estate agent had the keys and when we requested to view the house and saw the condition of the garden and pool we requested that the estate agent open up once a week to allow us to attend to these at our expense and time as we needed to look after our asset. This eventually became tedious for the estate agent who then offered to give us the keys to access the premises as long as we did not move in. The transfer only went through on the 3rd September 2013 and we only moved in 25 September 2013. On top of all the expenses and time put into restoring the property to the condition it was when we originally viewed it, we were charged occupational rent.
