On 01 December 2012 with the help of an agent, I signed a 1 year lease as the owner and was renting out my place with furniture. 8% of the annual rental was taken upfront as her commission. She was also paid about R600 every month to collect the rental income. After 2 months, the tenant defaulted & wasnt co-operating. It also turned out that some sort of business was likely being run at night from my place. After some time, I told the agent to evict. She said she was too afraid to evict them cos they looked violent & she didnt have a man & so I had to do it. Baffling! I had to protect my furniture/property, so after a stressful few days, made worse by me being based in CT, I locked the tenant out with the help of the caretaker. Then I asked her what would happen with the annual commision she took? After all, this ended up being a 3 months lease? She told me its not refundable. Nowhere on the lease did it state this. So, the loss due to the default is basically on me. Am I missing something here or is this plain criminal? I will contact lawyers to help me. It's one thing being useless & another trying to get away with it. Her name is Judy Perfect from Tenant Search. Be Warned!
