I have been using Jawitz to manage my rental properties for years now. Unfortunately due to the lease agreement I am not able to change them. Their systems for managing tenant billing recoveries is completely. To the extent that I maintain a separate account that both the tenant and the agent can access to check out the overdues - but in the 2 years I've kept this neither has bothered to check what the REAL balance is.
The issue is recovery of utilities from the tenant. I have catagoric statements (written) from them saying that the tenant does not owe any utilites only to prove (and fortunately recover the outstanding amount). It is not my job to follow up on when the tenant is paying and how much he owes. An then to add insult to injury they charge the FULL COMMISSION on all monies received and not just the rental which is what is specified in the lease.
