Vierhof complex has 4 units that have been managed by JRL.. 2 units have live-in owners, and the other 2 are let out. The live-in owners want to get rid of JRL as a managing agent for the following reasons:
We do not have a contract with JRL (he produced a contract signed by unknowns when we requested Trafalgar Properties to contact JRL).
He has been acting as proxy for the 2 letting units, whereas the law prohibits a managing agent to be proxy.
He held an AGM on 16 July 2012 (it was postponed, not adjourned) without informing us. He held it with unknowns acting as proxy.
The insurance paid out R6300.00 for geyser burst, and JRL kept R1500.00, saying it's excess payment, whereas the insurance document does not have such a clause. JRL refuses to hand over correspondence between them and Insurers. He refused to hand over the remaining R4800.00, and put it as credit instead, though I didn't owe.
He refuses to pay for maintenance of the place. We had plumbing jobs done, we forwarded the invoices but he refuses to pay.
He refuses to make banking statements available.
We gave JRL Dec month notice to terminate their services, but Gerard Vosloo refuses to let go.
Please help.
