I recently bought a property through Olea Real Estate. Upon signing the offer to purchase on 20/7/12, I was assured that the tenant currently occupying the property would not be a problem as his contract had already expired and that we would be able to take occupation on registration. As the purchase was linked to the sale of my current property this was extremely important to me. I was then informed on 8/8/12, after my house was sold, that the tenant requires 2 months notice. After a huge fight, the tenant was informed to evacuate the property by end of September. I arranged occupation for 5 October 2012 which was agreed in writing on 6/9/12. On 20/9/12 I received an email stating that I had to pay occupational rent from 1/10/12 because I forced them to evacuate the tenant. I eventually just paid it to keep the peace.

We took occupation on 1/10/12 during which a list of items for repair was discussed. Mr Kobus Weppenaar was going to forward a copy of the list to me which never happened. They are now refusing to complete the repairs and cannot provide me with the signed list as their computers and reports were conveniently in a burglary.
