Whats the point of a contract!!

I purchased a house through Remax who appointed De Jager Attorneys as the Conveyancer on behalf of the seller. I took occupation prior to registration and immediately notified De Jager that there was a prepaid meter installed which rendered the COC invalid (note - this was the COC the Seller obtained from the previous seller) and in addition we picked up various electrical faults which could not possibly have been cleared in a COC. Raising this with De Jager fell on deaf ears and the proceeded to register this property in spite of this being put to them in writing. Although the Offer to Purchase stated 'The Seller instructs the Attorneys to deduct monies for the COC in the event a valid certificate was not furnished and refund the Purchaser' De Jager was not interested in committing to this in their calculation of figures and even threatened me with a lawsuit when I temporarily held back occupational rent in lieu of this because 'their client did not have the money to reimburse me'. Their conduct was totally one sided, unprofessional and incompetent and their firm is a disgrace to the legal profession
