Pathetic service from rental agent

I have been the landlord of a flat in the greater Brackenfell area since April 2012. I initially let this unit out myself, with the result that I had to go through a court procedure to evict this tenant.
After suffering a lot of stress and financial losses, I decided to join Rawson and let them handle the letting of this unit.
They assured me they are professional, never have any problems from their tenants, and that I am free to contact the owner whenever I have any issues.
I left them to their own devices, so they placed a tenant in my flat, whom I have never met, doing the back ground checks and credit checks themselves.
They negligently forgot to put a debit order in place with the result that I never received payment on time.
I am totally disgusted with their pathetic service, as I have to phone, sms and e-mail them every month to inquire about my rent, BUT if I do not make an effort, they remain silent.
This month I still haven't received any rent (12th) and not even an e-mail to explain what the problem might be. As usual I had to do the phoning and e-mails. They tell me they can not get hold of the tenant, and that I HAVE TO PAY an attorney on my OWN EXPENSE to evict!
