Forced to pay 'agent commission'

I put an offer to purchase on 25/01/2014. I agreed that I was going to pay R100k deposit once the bond was approved for a house of R400k. On 03/02/2014 I received an email stating that my bond application was approved. I then phoned the agent's office to let them know that I'm no longer buying the house. They asked me the reason why and I explained to them. On the same day their bond regulator, Andries, phoned me to tell me that I need to sign the bond approval and send the papers back to him. I told Andries that I have already phoned the office and told them that I'm no longer buying the house. No one said anything to me from the agent's office until yesterday. The agent's rude lawyers phoned me demanding and threatening that they don't care that I'm no longer buying the house and that I must pay the agents commission. This morning I received an email with an invoice for transfer costs which must be paid by the 25th of January. How can I pay for transfer costs when I did not sign any agreement with any attorneys to transfer this property nor did I sign any documents to have a bond transferred on my name? Or is this a way for agents to make money when the houses are not bought?
