We put an offer to purchase dated 14/10/2013.We were asked by the agent to put in a R30000 deposit or we would not qualify for a bond for a house of R 385k. On the 25/10/2013 (10days later) we decided that we couldn't afford it at such time due to circumstances. We had a lawyer send through a letter as per cancellation regulations refer - the "cooling off period" (as per CPA) I called the agent -to be told that I cannot cancel as there would be consequences. Please explain to me how the consequences come into effect as I did not sign any agreement with any attorneys to transfer this property nor did I sign any documents to have a bond transferred on my name. I have merely stated that I cannot afford the deposit money and this is merely a condition on your contract that I could not adhere to. And this was done in 10 days prior to signing the offer. As per the CPA which has been passed we the purchasers have 15 working days after the signing of an agreement to cancel an agreement with or without explanations with no penalties. Where do Rawson's agents come off with extortion of monies which their attorney is now claiming the amount of R30 800 for wasted costs and damages.
