Poor Service from Managing Agent

I have a property in Wellington that is being managed by Pam Golding, I use the word managed very loosely as this is barely being done. Communication seems to be quite a challenge. At first I was bombarded with unneccessary questions and queries and then when I complained to the Branch Manager it stopped, however neccessary communication also stopped. The guest toilet had a blockage when I was moving out, the agents called in a plumber and had it repaired. It blocked up again, and the body corporate fixed an external issue, problem solved. It blocked up yet again (3rd time in 3 months yet only once in the 2 years that i lived there). I then requested from the agent to get quotations to which she and her manager agreed. However, this week i receive an email requesting authorization for a payment to the Plumber. I never received any quotes, was not informed of the work. Although it is a small amount, it is the principle. The branch manager claims that I signed a manadate which allows the agent to authorize the work. However the mandate is only applicable to reasonable general maintenance. This was not general maintenance. Their actions are very contradictory. This is terrible service
