Just Letting - the worst rental company in SA

The last 2 years I have been letting my flat in Durban with Just Letting under an Assured Let policy, which means I pay a little extra and they guarantee the rental income. After the last tenant left (around March 2012) they then failed to obtain another tenant and the property has remained un-let to date (March 2013). Although initially they were telling me to let for R3400pm I said please to drop the rental to R3000 to open up the market. Apparently they did so, but I got the distinct feeling they were doing very little about advertising, and my various queries elicited little response. This for a tiled, pristine flat in a good block overlooking the yacht mole. I also got the distinct impression they were trying to move away from the 'assured let' approach, but without stating this explicitly (they initially said they had a tenant, but that they could not provide an assured let for this person. When I said I had to have the assured let there was then NO further correspondence about potential tenants). So, after using them I am left with loss of a year's rental income and in general very poor responses all round. [Full e-mail trail available]
