Maintenance of property not kept to contract

I rented my house in Garsfontein out to Just Letting in 2013. The contract specifically stated that the garden and property must be kept in good condition (section 21.1.1) and that there will be three inspections during the year from Just Letting. There was only one inspection from Just Letting during the entire year. The tenant moved out last December and left the property in an absolute disgusting state. I received a quote to fix the property, it totaled R4600. I was told by Just Letting that this was ware and tare and I have to pay for it myself, this is not what was stated in section 15.2.1 in the contract. I submitted pictures on the state of the property and still they refused to take the repair cost from the deposit money.

I had difficulty contacting the agent who rented my house during the course of the year, and finally had to contact the tenant myself to arrange for an inspection. The attitude from the branch manager was also completely unprofessional when I contacted her regarding the damage done to the property during the tenants stay.

I would highly recommend people to STAY AWAY from Just Letting, as you pay a monthly fee and get no service in return.
