We bought a 3 bedroom unit a Stone Arch through Marx and Bester in August 2013.It was agreed and signed for that since it was occupied by tenants of Marx and Bester once the lease expires the unit will be fully repaired before our occupation. On 01 December 2013, wecould not occupy the unit as it was just inhabitable, the previous tenants left the place in a pigsty state. We extended the lease by 1month where we were staying with the undertaking from Margaret @Marx and Bester that the place will be fully repaired by 31 December 2013.A week down the line no repairs had taken place, by the second week Margaret offered us R7000 to repair the place on our own. I did the quotation and found that we needed at least R10, 000 to fully repair the place, she refused to top up the amount, apparantely the previous owner was not willing to put any more money as he had repaired the place previously before the last tenant and was relying solemnly on the tenant deposit. Eventually Margaret found a maintenance guy to paint the walls and repair all broken doors and cupboards. The electrician who did a compliance certificate had left plugs exposed and meter box loose; it beats me how the certificate was
