Not getting what was agreed on

I am buying property through Infoprop and was going for R450k, as part of negotiations on the day day I was viewing the property with the Owner, Rene and Edmond from Infoprop myself and my colleague I asked that the apartment be painted and the owner aggreed on that.
Later we discovered that the stove needed to be replaced, Rene asked that she speak with the owner in private regarding that. Decision was that it's either I take the full price and the owner will do the replacement or I take it for R445k and I replace myself. Owner decided I do the replacement myself and took it for R445k.
Rene and Edmond (infoprop) now are refusing to do the painting because they are only telling me now that the drop in price included painting.
My argument is: That was not part of the decision we agreed up on, painting was discussed seperately and the drop in price only involved the stove replacement and not painting. Apparently that was discussed with the the but the big problem is it was never discussed with me, I was never informed.
They decided they will then paint but later changed their minds that they will not be doing the painting. I am tied up and cannot afford that as I never budgeted.
