Failure to refund of rental deposit/money

We (myself, husband and my son) rented Ms Dallas' two bedroom property at No 37 Farriers Crescent, Kenilworth Park, Kenilworth) for the past 5 yrs. When we moved in at the place no precheck was conducted, we requested her to do some pre- checks of the damages and she never honoured any of the requests.

We had various issues with the property and a lot needed to be fixed. She sent Alan (handyman) whom confirmed that the windows which were giving us problems as they couldn't close due to weather damage, couldn't be fixed. That the owner of the property needed to replace all the wooden frames as they are worn out by weather. Alan tried to fix some of the staff in "drips and drabs" (ie painting etc) however left the work incomplete, and claimed that Ms Dallas didn't pay his money. We informed Ms Dallas of the allegations. Since then she never really followed the matter through.

Ms Amanda Dallas is now giving us grief refundung our rental deposit. And she is deliberatley ignoring my calls and messages.
