1) Never ever meet up with the purchaser other than on show day. Conduct business via rude abrupt emails. Favourite being 'Then you will all have to move out on the 1st! '. That's it 2) After receiving a R215K deposit from the purchaser hold another showday. Its the ethical thing to do 3) to the purchaser that the carpets will be replaced via an insurance claim before occupation. Should retain at least R30K on the purchase price 4) Tell the purchaser that disclosures/ defects lists are not necessary 5) Only complete a disclosure/defects lists on insistence by the purchaser, under extreme duress & when provided with a Seef template 6) Tell the purchaser on Tues that they will have keys by Fri. When the purchaser enquires on the Fri tell the purchaser that they are confused 7) Then tell the purchaser that the seller will be out 'a good few days' before xfer. When they only move out on date of xfer 8) When in excess of R20K's worth of defects need to be repaired palm this off on the attorneys. Even though everyone knows this is PG's responsibility & that they are insured for this purpose. And that these expenses will never be paid 9) Destroy any joy out of purchasing a new house!
