Estate Agent to me about offer to purchase

The Estate Agent from Pam Golding Amanzimtoti to me about an offer to purchase which he submitted to me for the sale of my property in Kingsburgh. He stated to me both verbally and in writing that the offer was a cash offer as the purchaser had already sold their property.
A month later, after numerous calls and a few mails to find out what was happening as I did not get any communication from the attorneys handling the conveyancing, I find out, the purchaser did not make a cash offer but is still awaiting the sale of his property.
I have had no correspondence from the Estate Agent in question apologising for the misrepresentation or offering any assistance to resolve the matter. I now have an empty house accumulating costs, which I could have put tenants into in the mean time to recoup the levies and rates.

The Dealer principle of the Estate agency in question has not bothered to reply to my letter of complaint about his agent, and I have heard nothing further from the agency. I now have to go the expense of hiring a lawyer to help me resolve the matte
