ABREAL REFUSES TO REPAY DEPOSIT

I helped a friend obtain retail space at Hazeldean Shopping Centre for an IT shop, by paying the deposit and 3 months rental for him (as a loan). The friend jumped ship after only 1 month, and left me with staff and inventory. This was communicated with Abreal through Melenie. The shop for various reasons didnt make it, and after discussions with Melenie, it was agreed that she will present my case to Abreal, assuring me that there shouldn't be any problems as she has seen the turnover figures for the shop

Melenie then requested, for me to be released from the contract, and in order for them to refund the deposit that

1. the shop stay open for another 2 weeks
2. I re-instate the shop to its former state and condition. i.e. paint and clean up

I complied with all of the above requests.
I formally requested (even though i didnt sign the lease) to be released from the lease, and was assured it wouldnt be a problem. Now Abreal refuses to repay my deposit, and is also holding back the electricity deposit, and is holding me responsible for lease cancellation fees
