Failure to stick to agreed terms

I have been in touch with Richard since November 2012 and he assured me on countless occasions that a tenant would be located for my property to start occupation on 1 January 2013. I have signed an agreement with onlyrentals that guarantees me rental from the time a lease is signed. Richard has confirmed with me that a lease was signed for occupation in January, but to date no tenant has moved in and I have not received a cent. I have countless SMSes confirming that money will be in my account withint 24 hours, but this never happened. I have now lost 2 months rental that was supposed to be guaranteed. I want onlyrentals to pay this to me immediately, as I have been repeatedly promised that this money was going into my account.

Richard has also given me conflicting stories regarding the occupation of the tenant and payment of rental. I want additional compensation for being to and being out of pocket for 2 months.
