Warning: Avoid this agent!!!

I entered into a lease agreement with this agent. To say the place was filthy when I moved in, is an understatement. None the less, I cleaned it myself BUT I recorded all the damages and defects to protect my deposit. As there was no termination clause in the badly written lease, I gave a months'notice to terminate my lease. He later advised that he would have to charge me a R250 cancellation fee, when I asked why he said this was an admin fee he incurred in arranging viewings and the drawing up of a new lease and cancellation lease (only 1 person came to view the place). Upon the moving out inspection, he confirmed that all was in order and that the damages that were there were those I found in the flat prior to moving in and I'd receive my deposit less the cancellation fee within 7 days per the lease. Day 10, still no money in my account so I sent him a message. I was unsuccessful in getting hold of him for days as he avoided my calls or his phone was off. When I got hold of him, he advised that he had taken money off my deposit to fix the damages on the property (caused by previous tenants!!). The way this man does business is extremely unprofessional and unethical.
