Agent not complying to rules of contract

I am currently renting a flat from Hanna Joubert Properties in Boston Bellville, which I have numerous problems with. I signed a contract for a year with them. My previous rental agency can vouch for me as not a difficult tenant, so these agents are really problematic. First of all, I moved in 1 May 2013, and did not even receive my garage remote control (I am still awaiting one and it's almost August) - the initial site inspection done was not even done properly, damages not properly noted, etc. I got my flat in a dirty state, where the contract states I need to receive and leave it in a clean state. Not only that, I have had numerous run ins with the agents not complying to contract rules or assisting in matters I wanted resolved, they breached my contract by letting another tenant access my place without permission (he had a key to my place without my knowledge). We are three tenants on one property ground, with three units. No one has rights to my place except me. They also invade my privacy by monitoring who visits me and stays over, I do not stay in a boarding house. I've also contacted police about a problem tenant and the agents didn't even bother to help or address this.
