No refund despite - 2 weeks notice

A friend of mine from the US booked a suite on the 3/3/2013 for one night 12/4/2013 - she paid the full amount of R1350.00 up front to secure the booking. I had to change my trip because my mother had Shingles which then caused them to change their plans. Oasis were informed - 2 weeks in advance, only then was my friend told that on the invoice there is a disclaimer that refunds are only given if they can fill the room? In contrast another exclusive establishment in Durban refunded with no problems. With this policy how can one be sure they even tried? They have nothing to lose but a lot to gain? With no occupation, they had no laundry bill; didn't have to wait up; no breakfast prepared and eaten; and money in their pocket? If they had been informed 2 days before I could understand but with the amount of time they had to fill the room I think it is extortion. I spoke to Anita on 12/4/13 and expressed my displeasure as I was going to take up the room (at my friends expense) but it just was more hassle than it was worth so didn't. I wondered what they would have done if I had picked up 3 homeless people and let them enjoy a good nights sleep and breakfast the next day?
