Part of my house is not on legal plans

We moved into our home in July 2012. January 2013 we drew the municipal plans for the house as we wanted to do extensions. We then discovered that 40% of the house was not on the municipal plans.
After reviewing the sales contract it states that "the seller warrants that alterations made since acquiring the property have or will be approved by relevant authorities". This has not been adhered to. After contacting Keith the problem was not resolved but denied. We since have had to have plans drawn and submitted at our own cost and now the municipal authorities say that this part of the house is not built according to building standards.
Is this the standard of service we should expect from Remax as a well known real estate agency?
Who do we recover the costs from for the plans and alterations to make this part of the house a legal structure?
