Making decistion on one Valuators opinion

Its is with utmost disappointment that I have to revert to this communication. I am currently living in my property since 2001. as per the rates and taxes - the value states R1 106 000 - and that is what I pay rates on monthly - bases on the municipality assessment. on recommendation from an existing client - we made a decision to try SA Home Loans - to switch the bond - and get an extra R200 000 out - for minor repairs and upkeep of the property. The application process went well - completing the documents etc. - and then the valuation process. I don't know how SAHL can associate them selves with this valuation company - as the one that did the valuation? The valuator took photographs of the highway behind my property - and commented that the NOISE LEVELS pose a problem (?) I have lived there for 10 years - and don't even hear the traffic passing on the highway. Furthermore - (as per the valuator comments) - my property must be falling apart - and only gave a valuation of R700 000 - but states - that R130 000 estimated cost to get the property in tip top shape. Also that there is no re sales in the area - so the house will not sell. (see next report) as not enough space
