Under quotes the job. Make promises without keeping them. Start fast until he gets all the money and then say that the money is finish, asks for more. Business cards say that he is NHBRC registered but he is NOT!!! Didn't hand our plans in to the municipality and he said he did. Doesn't pay the suppliers and then the suppliers want the money from you. Supplies incorrect invoices and that is. If you don't have more money, he loses interest and walk away.
