DO NOT SIGN CONTRACTS WITH ROOT-X PRETORIA

We purchased a house on a auction from Root -X Auctioneers (on a assisted sale auction), and were told to pay their commission of R250 000.00, and sign their contract the next day, which we did. 7 days later we where contacted by the lawyer doing the conveyance, and requested all the documents. The Lawyer told us, he can no longer proceed, as this property 's title deed's were held by another Company and is under the Alien of land act. Root-X auctioneers told us Absa bank gave them authority, to sell, (Dirk refuses to give us any documents to confirm this), and in their contract it states if the sale does not go through for any reasons they wont refund. The sale did not go through because of THEIR clients retraction of sale.
Nobody at ABSA bank will assist us either, or tell us if or how, they authorised the sale of a property, knowing the title deeds were sold to another purchaser a year prior. It seems Root-X pta will sell any property (without Title deed Knowledge) to anyone, once they got their commission, they will inform you the house was not allowed to be sold, and sorry no refund. (Maybe now Dirk Pienaar) will respond??
