Could you please assist as I have a dispute against the Rental agency that I rented a flat from for 2 years.
In Dec 2011, I entered into a lease agreement for a 2bed flat through JMX letting. The agency was then bought by Smile properties a few months later.
In Nov 2013 I vacated the flat having given notice as according to the contract. Problem is, after the inspection of flat, the agent has charged me for things that I found in the same condition when I moved in eg Dirty Carpets, Bent keys, and gate tag that was not given to me when I moved in. They also charge me for paint whereas JMX letteing had said that I am not allowed to paint the unit under any circumstances. The walls are painted in Acrylic PVA (water) paint and when I tried to wash the stain off the walls but the stains were coming off with the paint. I have offered to paint the unit to restore to as was condition since I was not aware of the change in rules since Smile properties took over but they refuse to allow me to paint at my cost. Problem is, their prices are inflated and that has made the deposit refund close to nothing.
Could you kindly assist me with intervention in this matter.
