Considering purchasing a house in the near future - please read this and be warned:
If you are dealing with Team 1 Waterfront Centurion (most estate agents) - I was told by the owner/manager Audrey Jansen van Vuuren that their estate agents earn commission if they can get a willing buyer to sign the offer to purchase of a willing seller.
So it is up to you as the buyer to know the exact process - don't expect the agent to know this. Inspect the property properly or have it done proffessionally - dont expect the estate agent to advise you to do this. Get a second opinion on the electricity conformance - they wont tell you about available inspectors for this. Serious damage to the roof we were told was just a "leak in the roof". They wont tell you if you sign to buy foetstoots - the estate agent as well as the seller are completely safeguarded against any further problems you pick up with the property. If the agent tells you there are no plans for the buildings - personally ask for it at the municipality - they do exist. If you need water and lights accounts - do the same - the agent is there to get you to sign the contract. Team Waterfront - I'm sorry, never again.
