As I live overseas, I thought it pertinent to use the services of a top class, professional agent who would protect my interests. With this in mind I contracted Just Letting, Centurion as the Rental Agent of my small unit in Highveld. I cannot say it ever went smoothly with several tenants passing through the unit, considerable damage being incurred to the asset and a few months of no tenant. But the crunch came when Just Letting secured a tenant who took up 'squatting' in my unit. For a period of 8 months I struggled with Just Letting and this tenant, even making a special trip back to South Africa to meet with Just Letting. It was only when the tenants Attorney sent us a letter that we discovered that Just Letting had approved a tenant who had been declared Insolvent by the Courts as far back as 2008. The tenant thus had no legal standing to sign a binding contract and could thus not be brought to book, nor evicted. Just Letting did appoint their lawyer to attend to the matter, but we did not have a foot to stand on. The end result, Just Letting walked away leaving me R 45, 000 out of pocket and with R 5, 000 damage to my asset.
