Des and Done Real Estate provided me with a proof of payment to proof payment of a municipality account. They received rental payment from the tenant and do not pay the rent over within a reasonable time frame. One of the regular excuses used is that that the tenant paid by cheque and that they are waiting for the cheque to be cleared by the bank. Upon investigation it became clear that the tenant made an an eft (electronic funds transfer) into their bank account. I contacted several banks to verify who confirmed that eft (electronic funds transfer) can ONLY be made if cash funds is available in the account of the person transferring the money. Landlords pay a monthly administration fee for to Des and Done Real estate to manage the rental agreement, but managing the account becomes the responsibility of the land lord. Exurbanite administration fees and penalties are charged to tenants, which to my understanding is not legal anyway. The business conduct of Des and Done Real Estate is unprofessional and in contradictions with the Act governing them, and therefore illegal. The management of their trust account, if one actually exists is another question.
